Turnover is the whole problem

Multi-family access lives and dies on turnover. Every month, residents move out with keys in pockets and fobs in junk drawers, and every physical key that walks away is a decision: rekey and pay, or accept that someone unknown can open the building. Electronic credentials end that trade — a departed resident's access is revoked in seconds, from the office, at zero marginal cost.

Day to day, the same system answers the questions on-site staff actually field: package couriers get scheduled access to the lobby or package room instead of a propped door; the pool and gym follow the hours the lease promises; a vendor gets a credential that expires Friday; and when something happens in a common area, the audit trail says which credential opened which door, minute by minute.

Common questions

Questions we get asked

Do residents need an app?

Only if you want them to. Fobs and PIN codes work for residents who will never install anything, and phone credentials are there for the ones who expect them. Most communities run all three at once; the property chooses the mix, not the vendor.

What happens to unit doors - are those included?

Building entries, amenity spaces, and common-area doors are the core scope. Unit-door hardware can be added where the ownership model calls for it, but most communities get the highest return securing the envelope and amenities first. We will tell you honestly where the budget does the most good.

Can this cut down after-hours calls to the office?

Substantially. Lockouts, amenity-hours disputes, and lost-fob calls are the classic drivers, and all three shrink when credentials are managed centrally and doors follow schedules. Remote management means many issues resolve without anyone driving to the property - see managed services.

We have high turnover. Does the pricing punish that?

No - the opposite. Turnover cost is exactly what the system removes: revoking a credential is free, while rekeying is a recurring invoice. The system is proposed as a one-time build you own, with optional month-to-month support; the economics are laid out in the written proposal after a site walk.
